Madison Valley has not been up-zoned in years. I think that is a good thing for preserving the small town feel of the valley. Madison Valley is directly between the best way to get to 520 and the best way to get downtown quickly. E Madison St. and Lake Washington Blvd. Buses off 23rd or Madison will take you anywhere you need to go. You'll also find easy connector access to Redmond.
Neighborhood Scout calls Madison Valley and Arboretum a high opportunity hood. They predict individual homes will increase by another 22% over the next few years.
